Real Estate Specialist – SPC Project Development

Real Estate Specialist

This role will be responsible for managing real estate projects, overseeing records management and providing landowner support for Southern Power's real estate portfolio, which includes existing generation facilities and properties designated for new generation projects.

Responsibilities will include negotiation of land contracts, maintenance of land records, and strategic management of Southern Power’s land interests. Knowledge of real estate transactions, risk identification and mitigation, land management and record keeping is preferred.

Job Responsibilities:

  • Manage all land records in accordance with applicable legal requirements and corporate policies. This includes closing documentation, deeds, option agreements, leases, surveys, title policies, easements, etc.

  • Lead landowner relations and issue resolution

  • Manage portfolio of hunting leases, agricultural leases, and timber operations

  • Conduct site visits and participate in/lead negotiation teams for real estate transactions

  • Manage property records for Land Held for Future Use accounting

  • Manage and support real estate transactions for new site acquisitions (e. g., contract development and execution, purchases, and leases)

  • Secure and manage required easement rights for new and existing properties (e.g., transmission, gas, water, fiber, etc.)

Education and Work Experience:

  • 4-year college degree required

    • JD desirable

Knowledge, Skills and Abilities:

  • Excellent communication and organization skills; experience in negotiation and conflict resolution preferred

  • Knowledge of real estate contracts and transactions preferred

  • Working knowledge of state and federal real estate regulations/laws preferred

  • Ability to collect and synthesize information quickly from a wide variety of sources to formulate timely recommendations

  • Ability to work closely with both internal and external stakeholders, including engineering, environmental, construction, and financial teams within the company, as well as external consultants, attorneys, and landowners
