LAND ACQUISITION COORDINATOR

JOB SUMMARY:

This position will be located in the Land Department at Gulf Power’s Corporate Headquarters primarily supporting Western District; which includes the Pensacola, Gulf Breeze, Pine Forest, Chase Street, and Milton Offices. It will be filled as a Real Estate Specialist (level 02-05), depending on the education and experience of the successful candidate. The incumbent’s responsibilities will include acquiring land and land rights to support Gulf Powers needs for plant sites, transmission, distribution, substations, office sites, and other real estate as necessary in support of core business requirements. This position will also support the Sales and Leasing program in support of company’s financial goals. Relocation may be available, based upon the experience of the successful candidate.

JOB REQUIREMENTS:

Job Duties & Responsibilities

  • Acquisition of land and land rights in support transmission, distribution, substations, plants sites, office site, and other properties as needed

  • Assist with sales and/or leasing of company owned property in support of departmental and company goals

  • Proficient in writing and plotting complex legal descriptions, interpreting surveys/engineering drawings, and other legal documents

  • Ability to perform research requests for land rights obtained by company in support of both internal and external customers

  • Proficient in deed, title, and easement research at local courthouses and on-line

  • Ability to successfully interact with internal and external legal counsel in acquisition and defense of company land and land rightsRequirementsEducation:

  • Bachelor’s degree strongly preferred

  • IRWA SR/WA or other certifications desirableExperience:

  • 3-5 years’ experience in real estate acquisition of distribution, transmission, and fee land

  • Experience with legal aspects of land, land rights, and land transactions

  • Experience with GIS software – specifically ArcMap

  • Experience with Microsoft applications – specifically Power Point, Word, and ExcelKnowledge, Skills & Abilities

  • Knowledge of Florida Real Estate Law and ability to interpret right of way agreements/documents

  • Knowledge of Geographic Information Systems required

  • Excellent negotiation skills

  • Strong organizational skills

  • Strong communication skills, including verbal and written, as well the ability to interact with all levels of customers and employees

  • Ability to multi-task

  • Self-Motivated and ability to work with little supervision

MAJOR JOB RESPONSIBILITIES:

  • Acquire land and land rights on behalf of company in support of core business – 50%

  • Assisting with sales and/or leasing of company land in support of departmental and company goals – 10%

  • Writing/plotting complex legal descriptions, interpreting surveys/engineering drawings, preparing easement agreements and other legal documents – 10%

  • Perform research requests for land rights owned by company in support of both internal/external customers and for legal defense of company land and land rights - 15%

  • Perform in depth deed, title, and easement research at local courthouses and on-line – 15 %
